Floor Leveling, Reinforcing and Underpinning

bulletAdjust height of floors and wall systems by jacking or lowering of support systems
bulletAdjust wavy floors of Post and Pier type foundation systems
bulletRepair or replace footings for posts and other support beams.

Underpinning your foundation can stop damages from further settling and movement, caused by drying conditions in the soil..

If your structure is settling, it is very likely due to uneven ground moisture conditions on the various sides of the property. Check for water ponding in areas that are experiencing movement. Usually there is a ponding area on one side coupled with a drying area on another causing a double jeopardy to the soil moisture and consequently building shifting and settlement.

The south side of a property is very often the driest and soil moisture conditions are lessened causing the clay to shrink and the foundation to settle. Also, check for large trees in the vicinity of a settled foundation, as they can remove a lot of soil moisture and cause the gumbo soil to shrink.

Sunken and leaning structures can be stabilized or leveled. Several procedures are useful for this application.

Under Pinning

  1. Underpin with poured concrete pilings from exterior of structure.
  2. Underpin with sectional steel pilings from interior of structure
  3. Examine site and improve drainage and water retention capabilities to balance the soil moisture quality.

bulletUnderpinning will stop further settlement in the area of the repair.
bulletUnderpinning is usually done from the outside of the building so interior finishes are not disturbed.
bulletCorrecting drainage will also stabilize and even right a listing structure if done properly and maintained wisely.
