Kitchen Addition to Architect designed Home

 Room Addition

It was an architectural design that needed to flow with and match the existing 1920's architect 'Van Egmond' structure and design. Finished properly to match existing materials and colors.

 Architect Match existing Home Addition

The tie in between the garage and the wall of house was difficult because the window sill was very low and made for a precise measuring and calculations.

The house had an existing excellent hot water boiler heating system so we decided to install a hot water in floor piping system to provide the heat for the new kitchen area. 

 

Although the addition was only an effective increase of about 100 sq ft. it was a kitchen with hot water heated tile floor, new custom cabinets and granite counters. The family is enjoying the end results, sitting by the pool.

Second Storey Games room Add-on

Here is a second storey addition in the construction phase to illustrate methodology.

This was lined up to match the existing roof slope of the architect designed house.

Custom pitched trusses were required for the vaulted ceiling.

A flat pony wall was incorporated into the design to allow for a rooftop heating and air conditioning unit behind it..

Adding Second Storey Space is an economical way to Increase Living Areas  

Adding Dormers to a wartime styled, storey and a half home, to increase upstairs living space.

Front dormer makes a nice opening for bedroom window.

   

Park Place Addition

This is the castle that has the deck and hot-tub  gazebo along with a beautiful addition on the right with 16 foot vaulted ceilings in it!

Roleau Farmhouse Addition

With an addition on each end and some modernization.

 Here is a good makeover of a 1960's farmhouse. 

Add a family room to one end with a large entry with entrance mudroom and closets for easy access.  And a laundry and 3 bedrooms to the other end and update the finish to modernize the look !

A fence rail nice deck with southern exposure and the dining room windows.

Here is the west end view of the addition.
